PHASE 1 IN DEVELOPMENT

A phased AI compute campus on more than 90,000 m² of industrial land in western Abu Dhabi. Approved utility power of 60 MW is developed as an initial 10 MW phase followed by a further 50 MW. Phase 1 is planned as 256 GPU servers delivered in four 64-server units, built from prefabricated modules with custom liquid cooling and separate heat rejection, and operated as dedicated capacity for identified customers.

Industrial land with an approved 50 MW power allocation and a licence covering cloud computing and cryptocurrency mining, offered on a long-term lease to a data centre, AI compute or mining operator. The plot lies near a 400/220/33 kV grid substation. The full 50 MW allocation is leased as a single block, with the land area agreed around the tenant’s layout.
